RAAYA by Atmosphere (previously Amari Raaya Maldives)

Premium-all-inclusive resort on the 100-acre Kudakurathu island, Raa Atoll. Opened 1 August 2023 as Amari Raaya Maldives under ONYX Hospitality Group; transitioned to Atmosphere Core management on 4 July 2024 as RAAYA BY ATMOSPHERE. 167 villas across eight categories from beach to overwater with the family-villa configurations, six dining venues across The Village hub, Maai Spa, mangrove walking path, and a 45-minute seaplane from Velana.

RAAYA by Atmosphere occupies the 100-acre Kudakurathu island in Raa Atoll, one of the largest natural islands in the atoll, roughly 145 kilometres north of Velana International and reached by a 45-minute seaplane direct from the Trans Maldivian Airways platform. The property opened on 1 August 2023 as Amari Raaya Maldives under the Thai-headquartered ONYX Hospitality Group; on 4 July 2024 the property transitioned to Atmosphere Core management and re-launched as RAAYA BY ATMOSPHERE, becoming the brand's ninth global property and third Maldivian island resort. The structural identity is the 167-villa configuration across eight categories (Beach Villa, Beach Villa with Pool, Water Villa, Water Villa with Pool, Deluxe Water Villa with Pool, Two Bedroom Family Beach Villa, Two Bedroom Family Beach Villa with Pool, and the larger RAAYA Residence), the six-venue dining cluster organised around The Village (the property's traditional-Maldivian-community-themed central hub), and the 88-percent island conservation footprint with the natural mangrove walking path. Across the wider Raa cluster, RAAYA by Atmosphere sits at the premium-all-inclusive tier above the value-mid-range and below the chain-luxury anchors; the Alila Kothaifaru Maldives Hyatt chain-luxury alternative is the same-atoll comparator at adults-leaning premium-wellness positioning, the Adaaran Meedhupparu Aitken Spence two-tier mid-luxury is the value-tier alternative, and the JOALI Maldives art-led ultra-luxury anchor on Muravandhoo is the polish-tier comparator.

Setting

Kudakurathu sits at the southern reef edge of Raa Atoll on a 100-acre natural island (one of the largest natural islands in the atoll, with the 390,000-square-metre land area). The 167-villa stock distributes across the western, southern, and eastern lagoon perimeters with the overwater configuration extending in a dedicated sweep; the central interior carries the Village hub with the dining cluster, the Maai Spa, the natural mangrove walking path, three stargazing watchtowers, and the mini-golf course. The 88-percent conservation reserve produces materially lower villa-to-villa density than the typical Maldivian luxury island scale.

Design language follows the post-2023 contemporary-tropical aesthetic retained through the Amari-to-Atmosphere brand transition. The Village hub design references traditional Maldivian community architecture (the property markets this as the deliberate cultural-integration signature); the villa interiors run the premium-all-inclusive consistency.

Critique: the brand transition (Amari to Atmosphere) within the first year of opening produced material booking-flow confusion through the 2024 to 2026 window; confirm booking details under both names. The 167-villa scale runs above the boutique Maldivian alternatives.

Who it's for

  • Atmosphere Hotels portfolio loyalty travellers. The property is the brand's third Maldivian island resort (joining OBLU SELECT Lobigili on North Male and OBLU XPERIENCE Ailafushi on North Male, plus the wider Atmosphere global portfolio); cross-property guests find the brand operational consistency familiar.
  • Families wanting the family-friendly all-inclusive cluster on a large natural island. The 100-acre footprint with 88 percent conservation reserve produces structurally low villa-to-villa density relative to inventory size; the Two Bedroom Family Beach Villa configurations support multi-child stays.
  • Travellers wanting the mangrove and nature-conservation programme integrated into the property. The on-island natural mangrove with a dedicated walking path, the three stargazing watchtowers, the mini-golf course, and the art and craft studio extend the activity scope beyond the standard chain-luxury Maldivian template.
  • All-inclusive travellers wanting predictable economics. The Atmosphere all-inclusive plan covers main meals across the six-venue rotation, premium spirits and wine, watersports, dive introductory programme, and the kids club programme.

Who it isn't for

  • Couples wanting the original Amari brand identity. The 4 July 2024 brand transition concluded the Amari-branded operations at the property; the Amari aesthetic and brand-loyalty programme is no longer applicable. For couples specifically seeking the Amari brand in the Maldives, the brand currently does not operate a Maldivian property.
  • Travellers wanting LVMH or Aman-tier polish. The on-property service runs at the premium-all-inclusive Atmosphere standard rather than the LVMH Maison cadence; for the polish tier, [Cheval Blanc Randheli in Noonu](/resorts/cheval-blanc-randheli) is the structural comparator.
  • Travellers wanting boutique-scale exclusivity. The 167-villa inventory runs above the boutique-luxury Maldivian average; for small-island intimacy, the [Noku Maldives boutique on Kudafunafaru](/resorts/noku-maldives) sits ahead.
  • Couples wanting Soneva-tier audited sustainability. The Atmosphere Care framework applies but the published-impact-report cadence does not match the [Soneva framework](/resorts/soneva-fushi).

The villas

The 167 villas split across eight distinct categories ranging from beach to overwater configurations. Family-villa configurations support multi-child stays; the larger RAAYA Residence multi-bedroom configuration anchors the upper-tier multi-generational booking pattern. Selected categories carry private pools; the deluxe and family categories carry the broader spatial allocation across the 100-acre island scale.

Food & drink

Six dining venues across The Village central hub and the wider property. The Village is the traditional-Maldivian-community-themed central area carrying multiple food-stall configurations alongside the dedicated restaurants; the Maai Spa sits adjacent to the Village hub. RAAYA Life is the all-day main buffet, Ampers&nd runs the Asian-fusion programme, Seb's Shack runs the casual beachside grill, Mizaj runs the Maldivian regional kitchen, SOAQ is the speciality dining venue, and Seb's Farm is the farm-to-table configuration with the on-site herb-garden integration.

An ice-cream truck plus food stalls round out the casual food-and-beverage inventory across the Village hub. The Atmosphere all-inclusive plan covers the standard rotation; the speciality wine and spirits programme runs as the upgrade path.

The dining cluster sits at the broader-mid range of the Maldivian all-inclusive set. Mizaj's Maldivian regional kitchen runs deeper than the chain-luxury Maldivian average for regional cuisine. The post-rebrand transition retained the dining venue count at 6 (the original Amari opening configuration had 8 venues; two consolidated during the brand transition).

Diving and the house reef

The on-property dive centre runs the standard premium-all-inclusive two-boat-dives-daily cadence plus the introductory programme bundled into the Atmosphere all-inclusive plan. Visibility on the Raa eastern reef edge runs to 25 to 30 metres in the dry window from December through April.

The Kudakurathu house reef runs at competent depth with eagle rays, turtles, and reef sharks on the within-the-swim circuit. Outer-reef sites within tender range include the Hanifaru Bay periphery (the Baa Atoll UNESCO manta-aggregation site sits roughly 35 kilometres south, day-trip during the seasonal window August through October).

For a dive-primary trip, the Six Senses Laamu dive programme or the South Ari whale-shark routing remain the structural country-wide answers; RAAYA by Atmosphere is the right choice when the dive layer sits alongside the family or all-inclusive stay.

Spa and wellness

Maai Spa runs the premium wellness programme from the dedicated pavilion at The Village hub. Treatment menu covers massage, facial, body-and-scrub, plus the Ayurveda and Asian wellness strands consistent with the Atmosphere brand-portfolio standard. The spa is integrated into the Village traditional-community design narrative.

Additional facilities include the steam room, sauna, fitness centre, relaxation lounge, and the yoga pavilion with daily group sessions. The wellness programme integrates with the Seb's Farm food-mile narrative on the property-wide wellness positioning.

Maai Spa runs at the premium-all-inclusive depth rather than at wellness-resort-first framework. For wellness-immersion as the trip's structural identity, JOALI BEING at Haa Alif sits ahead.

Activities and the on-island programme

The activity programme runs at the broad family-friendly all-inclusive scope. The mangrove walking path is the on-island nature-conservation signature; the three stargazing watchtowers anchor the evening programming; the mini-golf course extends the on-island activity beyond the standard watersports inventory.

Watersports: stand-up paddleboarding, kayaking, sailing on a small fleet, windsurfing, jet-ski tours, parasailing in the dry-window cross-shore wind, and the lagoon-side snorkel-guide trips. The Atmosphere all-inclusive plan covers the standard watersports access plus the introductory dive programme.

Family and kids programming: dedicated kids club for ages 4 to 12 with structured daily activities, art and craft studio, the family-villa configurations supporting the multi-generational stay, and the cross-portfolio Atmosphere brand programme integration. Plus the Hanifaru Bay manta-aggregation day-trip option during the August through October seasonal window.

Getting there

The standard routing from Velana International is a 45-minute seaplane direct via Trans Maldivian Airways from the Velana seaplane terminal to the resort lagoon.

Alternative routing via Ifuru Airport (IFU) in Raa Atoll plus speedboat onward exists as a same-day option for travellers landing at Velana past the seaplane curfew. The seaplane runs daylight-only (06:30 to 16:00 local).

Visa: most nationalities receive a 30-day free visa on arrival; passports must be valid six months past entry. The Atmosphere portfolio lounge programme runs the pre-arrival service at the Velana seaplane terminal.

Best time to visit

Raa Atoll seasonality runs at the central-north pattern. December through April is the dry window; January through March is the cleanest combination of weather, lagoon clarity, and the family-market peak booking pressure. The 167-villa inventory books two to three months ahead for Christmas and Easter peak windows.

May through November carries the southwest monsoon. Rates drop materially, the all-inclusive plan value runs strongest, the Baa Hanifaru Bay manta-aggregation window peaks (August through October) and produces a structural day-trip booking pattern from Kudakurathu.

For Atmosphere WOW-AI families on Kudakurathu, the late-October-into-early-November window is the value answer. The wet-season winds settle, the Hanifaru day-trip dive pattern is still bookable, and The Village hub scheduling has not yet locked up for the Christmas peak.

Sustainability, the numbers

Atmosphere Care framework applies at RAAYA: filtered still and sparkling water bottled on property, restricted single-use plastic across food and beverage, LED-and-solar power-mix on the back-of-house grid, and the standard reef-monitoring and beach-clean cadence. The 88-percent island conservation footprint with the natural mangrove walking path is the property's structural sustainability signature, retained through the Amari-to-Atmosphere brand transition.

Marine programming runs through the in-house team plus the dive centre at the standard premium cadence; genuine rather than headline-pillar. The Seb's Farm food-mile programme integrates with the on-site herb garden.

What you will not find: a property-specific audited annual impact report at the Soneva framework depth, a carbon levy on the bill, or a community-island NGO programme at the deep-engagement scale.

Verdict

For Atmosphere Hotels portfolio loyalty travellers, families wanting the family-friendly all-inclusive cluster on a 100-acre natural island with the mangrove-and-stargazing on-island activity scope, and travellers prioritising predictable trip-end economics at premium Maldivian pricing, RAAYA by Atmosphere (previously Amari Raaya Maldives) is the right answer on Kudakurathu. The 167 villas across eight categories including the RAAYA Residence multi-bedroom, the six-venue Village dining cluster led by Mizaj Maldivian regional and Seb's Farm farm-to-table, the Maai Spa Village-integrated configuration, and the 45-minute seaplane transfer are the headline features. The brand transition naming overlap (Amari to Atmosphere within the first year of opening), the chain-luxury polish below the LVMH-Maison tier, and the 167-villa scale above the boutique Maldivian average are the honest trade-offs.

Frequently asked

What is the Amari-to-Atmosphere brand transition history?
The property opened on 1 August 2023 as Amari Raaya Maldives under the Thai-headquartered ONYX Hospitality Group (the parent company behind the Amari, OZO, and Shama hotel brands). On 4 July 2024 the property transitioned to Atmosphere Core management and re-launched as RAAYA BY ATMOSPHERE, becoming the brand's ninth global property and the third Atmosphere island resort in the Maldives (joining OBLU SELECT Lobigili and OBLU XPERIENCE Ailafushi). The villa stock and on-island infrastructure are continuous through the transition; the change brought the Atmosphere all-inclusive brand standards and the cross-portfolio loyalty integration.
What is the 100-acre island scale advantage?
Kudakurathu is one of the largest natural islands in Raa Atoll at 390,000 square metres (100 acres); 88 percent of the island is dedicated to nature conservation with the natural mangrove walking path, three stargazing watchtowers, and the integrated forest reserve. The 12 percent development footprint with 167 villas produces structurally lower villa-to-villa density relative to inventory size than the typical Maldivian luxury island scale (most 167-villa peers operate on materially smaller islands).
How does RAAYA compare to Alila Kothaifaru in the same atoll?
Different positioning. RAAYA by Atmosphere runs 167 villas at the premium-all-inclusive family-friendly tier on the 100-acre Kudakurathu with the kids club and the family-villa configurations. Alila Kothaifaru runs 80 pool villas at the chain-luxury Hyatt-Alila adults-leaning tier on Kothaifaru with the country's first sandbank restaurant. For family-friendly all-inclusive at large-island conservation footprint, RAAYA; for adults-leaning chain-luxury at boutique scale with the sandbank-restaurant signature, Alila Kothaifaru.
Is the Atmosphere all-inclusive value distinctive?
Yes, at the premium-all-inclusive scale. The Atmosphere plan covers main meals across the six-venue rotation, premium spirits and wine selection, the watersports access, the introductory dive programme, and the kids club programme; the trip-end bill predictability runs structurally distinctive at the comparable Maldivian premium-all-inclusive price band. For families on stays of seven nights or longer, the math typically delivers 25 to 35 percent lower total spend than the chain-luxury Maldivian alternative once food-and-beverage surcharges accumulate.
Is the sustainability work at RAAYA at Soneva level?
No. The Atmosphere Care framework applies and the standard premium operational measures are documented; the framework's published-impact-report cadence does not match the Soneva-audited annual impact report or the Six Senses Laamu deep community-island work. The 88-percent island conservation footprint with the natural mangrove walking path is the property's structural sustainability signature, retained through the Amari-to-Atmosphere brand transition.
